The master plan for the 1,200-acre mixed-use Lower Kirby District includes urban residential, office, retail, technology/research campus and light manufacturing all linked by landscaped boulevards with walking trails and parks.

Ivy at Lower Kirby

The Ivy at Lower Kirby, an America Modern Green Development (AMG), is located at the southeast corner of the LKD, bounded by 288 to the east, Clear Creek to the south, and South Spectrum Blvd. to the north. The urban mixed-use development consists of approximately 48 acres and includes multi-family, condominiums, retail, and office uses. The development also includes gated townhomes and a public park adjacent to Clear Creek.

Of the 48.5 acres, approximately 16.05 will be dedicated for detention, parks, open space, and tree planting. Wide sidewalks and streetscape features will be installed along each block to encourage pedestrian activity. A pedestrian bridge across Clear Creek is under construction to provide access from the development and Lower Kirby District to the City and Shadow Creek Ranch trail systems.
